Applications are open for 130 discounted apartments in Mott Haven through the city housing lottery.

The apartments are in an all-below-market building at 491 Gerard Ave. The units are studios and one, two, and three bedrooms. Rent starts at $865 for a studio, and the apartments are reserved for households making $31,543-$99,630 a year.

The building is two blocks from the 149th Street-Grand Concourse 2 and 5 station, a block from Major Deegan Expressway on-ramps (convenient, but less appealing perhaps), and the 145th Street Bridge, which goes over the Harlem River into Manhattan. Hostos Community College and Mill Pond Park are also close by.

Full income and eligibility details are here:

The building has a community room, bike storage, a roof deck, and a laundry room. It's part of a larger project that includes another below-market rate building and a Holiday Inn Express hotel.

If you're interested and think you might qualify for one of the apartments, you can create a profile and apply online via NYC Housing Connect. Don't apply more than once, or you could be disqualified.
