We're in the midst of the slow season: Renters have more leeway than usual to negotiate on price and squeeze some concessions out of landlords. Which means now's the perfect time to nab an apartment like this two-bedroom, two-bath Fort Greene rental, which comes with an impressive 1,200 square feet of landscaped rooftop deck space. You won't make much use of it now, but in a few months, you'll be able to do some serious outdoor entertaining.

Listed by Stribling for $6,000 per month, it's not what you'd call a steal, but note that there's no broker fee and the price has already dropped quite a bit; maybe there's room for even more back-and-forth.

The interior is a roomy 1,000 square feet, with an open plan living and dining area (see the main photo) that opens right onto the wraparound terrace, and the floor-to-ceiling sliding glass doors mean the space will be bright and cheery. There aren't close-up photos of the corner kitchen, but it looks like it has decent storage space and stainless steel appliances.

Both bedrooms also offer views of the lush deck, which can be accessed directly from the master suite, which also has large closets and an attached bath. The bathroom, with its black-and-white floor and subway tile, has a classic look, but may be a bit short on storage.

The terrace more than doubles the apartment's square footage, and is clearly the highlight here. There's abundant greenery, including a wisteria-draped pergola. The whole space looks inviting, a beautiful spot to spend the evenings once warmer climes set in. 

Other perks include an in-unit washer and dryer. The building itself offers concierge service, and you can reserve a parking spot for an additional fee.
