More affordable rentals have opened up in Hudson Yards—here's how to apply

If you didn't win May's affordable housing lottery for rentals in Hudson Yards, now's your chance to try again. Applications just opened for 46 apartments at 509-515 West 38th Street, another new mixed-use tower going up as part of Hudson Yards on Manhattan's West Side.

There are studios, one-bedrooms, and two-bedrooms available, though as with yesterday's listing at West End Towers, the rents still seem somewhat steep. ($913/month for a single person earning $32,640 per year would be a big stretch to the budget, for example); the two-bedrooms, on the other hand, are priced at $1183/month for incomes ranging from $41,966 to $54,360 per year, which seems manageable.

The building has a 24-hour attended lobby and on-site manager and some amenities are accessible for extra fees, including a gym, resident lounge, roof deck, and a "music jam room," whatever that is. (A place for 80-percenter and 20-percenter tenants to jam together in blissful harmony?)

As with most 80/20 buildings, preference for half of these apartments will be given to current area residents, in this case of Manhattan's Community Board 4. If you're interested and think you qualify, you can apply online via NYC Housing Connect, or request a paper application by sending a self-addressed envelope to West 38th Street Apartments, 1357 Broadway, Box 309, New York, NY 10018. Applications are due October 4th.
