Welcome to Brick Underground’s sponsor apartment pick of the week, where we feature a co-op for sale by the owner of the building. You do not need board approval to buy these apartments, they are often newly renovated, and they typically require a down payment of only 10 percent, versus the 20 to 25 percent that most co-ops demand. In exchange for the condo-like ease of acquisition, expect to pay a bit more than a regular co-op, but considerably less than a condo. If you're looking for high ceilings and some office space, this newly renovated one bedroom, 310 East 46th St., #6R, in Turtle Bay has both. The asking price of $1,095,000 is well above the current median of $799,000 for similar-sized units in the neighborhood, according to StreetEasy—put that down to the extra square footage.

The apartment is actually listed as a condop, which is an often misunderstood term in New York real estate and refers to a mixed-use co-op building with commercial or non-residential space on the ground floor. Turtle Bay Towers no longer has commercial space, according to the agent, but is still designated as a condop. The prewar building was briefly home to a print factory, and is just a block from the United Nations buildings.

The living/dining area is 12 by 28 feet in size.

The open plan design works for the space because there are only windows on the end wall and for light and ventilation purposes, the kitchen needs to be open to the windowed living room. The kitchen looks fairly practical with plenty of cabinetry, countertop space, and a breakfast bar. The apartment has stainless steel appliances, including a dishwasher.

The bedroom is off the living room and has double windows and a closet.

The office space or den doesn't have a window and therefore can't be legally considered a bedroom

The layout shows a large walk-in closet next to the foyer. Amenities in the building include a full-time doorman, live-in super, laundry facilities on each floor, a shared roof deck, and a garage. The monthly maintenance is $1,754. 

There's good transportation options in the area, including access to the 4, 5, 6, 7, E, and M lines as well as the Metro North, but most subways stops are a 10-minute walk from the apartment building.
