Welcome to Brick Underground’s sponsor apartment pick of the week, where we feature a co-op for sale by the owner of the building. You do not need board approval to buy these apartments, they are often newly renovated, and they typically require a down payment of only 10 percent, versus the 20 to 25 percent that most co-ops demand. In exchange for the condo-like ease of acquisition, expect to pay a bit more than a regular co-op, but considerably less than a condo. For more information, check out "Everything you ever wanted to know about sponsor apartments but were afraid to ask."

Newly renovated, less than a block to Central Park, close to transportation—there’s a lot to like about this one-bedroom, one-bath sponsor co-op, 65 West 95th St., #3A. There’s also a half bath and dedicated dining room.

The prewar apartment, with solid oak floors and 9-foot ceilings, is listed for $1,425,000, which is a fair bit more than the $1,149,000 it was originally listed for in March. Still, it’s well below the neighborhood’s median price of $1,795,000 for a two bedroom, according to StreetEasy.

The remodeled kitchen comes with custom cabinetry and sugar-white marble countertops. There’s also a window opposite a half wall of counters, next to the hallway leading to the powder room. In addition, there's an in-unit washer/dryer.

The living room and master bedroom, which can fit a king-sized bed, face south. This bedroom also has two large closets and a third smaller one. The second bedroom, which faces north, is large enough to accommodate two twin beds.

The windowed, marble bath is accessible from both bedrooms and has double sinks plus what looks to be decent storage space below.

Building amenities include a 24/7 doorman, live-in super, and porter service. There’s also a roof deck, laundry room, bicycle storage, and storage rooms. It’s pet friendly. Pieds-à-terre are allowed, as is immediate subletting, with board approval. Maintenance is $1,873.

Located less than a block from Central Park, the building is close to the B and C trains at Central Park West and 96th Street, as well as the 1, 2, and 3 trains at Broadway and 96th Street. Several shops and restaurants line nearby Columbus and Amsterdam avenues.

There’s an open house scheduled for Sunday, Oct. 14th, from 1-2 p.m.
