Welcome to Brick Underground’s sponsor apartment pick of the week, where we feature a co-op for sale by the owner of the building. You do not need board approval to buy these apartments, they are often newly renovated, and they typically require a down payment of only 10 percent, versus the 20 to 25 percent that most co-ops demand. In exchange for the condo-like ease of acquisition, expect to pay a bit more than a regular co-op, but considerably less than a condo. For more information, check out "Everything you ever wanted to know about sponsor apartments but were afraid to ask."

If you’re looking for a slice of suburbia with a decent commute to Manhattan, this four-bedroom, two-and-a-half-bath sponsor co-op, 3755 Henry Hudson Parkway, #12C, in Riverdale, fits the bill with it’s spacious layout, parks, and a nearby Metro North station.

Apartment 12C hit the market in mid-December and is currently priced at $1,049,000, with monthly maintenance at $2,259. The price might seem a bit steep for the neighborhood, but you’re getting 2,100 square feet of gut-renovated living space, a private terrace, and nine closets. The owner can install a washer/dryer with board approval.

Located in The Imperial, a co-op built in 1961, there’s 92 apartments across 12 floors. Amenities include a bike room, children’s playroom, 24/7 attended garage, gym, laundry, package room, and a live-in super.

The building is a 22-minute walk from the Spuyten Duyvil Metro North Station, or you can catch a bus to the station for a 48-minute commute to Grand Central Station. The 1 train is about a 17-minute walk from the building. Nearby eateries include Salvatore's, The Hill Bistro, Cocina Chente, and Tin Martin for tapas, cocktails, and live music.
