Welcome to Brick Underground’s sponsor apartment pick of the week, where we feature a co-op for sale by the owner of the building. You do not need board approval to buy these apartments, they are often newly renovated, and they typically require a down payment of only 10 percent, versus the 20 to 25 percent that most co-ops demand. In exchange for the condo-like ease of acquisition, expect to pay a bit more than a regular co-op, but considerably less than a condo. This one-bedroom, one-bath sponsor co-op, 43-10 44th St., #6H, in Sunnyside is currently listed at $385,000, which is just under the neighborhood's median sales price for one bedrooms, $397,500, according to RealtyHop.

There's a monthly assessment of $105.35 until December 2020, which is most likely helping pay for the new elevator that was recently installed. The buyer of #6H will also be responsible for paying transfer taxes of 1.4 percent of the contract price and the sponsor's $3,000 legal fees. Monthly maintenance is set at $716.

Located in a six-story building built in 1928, there's a total of 48 apartments. Amenities include an elevator and live-in super while the lobby is equipped with security cameras and the front entrance is accessible by an electronic key fob. Be warned: There's no laundry in the building and a washer/dryer is not permitted in the apartment, per the listing. Sublets are allowed after two years for a fee.

The living room has hardwood floors and two windows.

The windowed bedroom has hardwood floors and a closet. There's a second closet just outside across from the bath.

The 46 St-Bliss St Station is a five-minute walk away, making it a 24-minute commute to Midtown. Nearby eateries include The Lowery Bar & Kitchen and Chihuahua for Mexican fare.
