This Union Square studio opens onto a 250-square-foot terrace

A 250-square-foot terrace is one of two majorly covetable things about this studio co-op near Union Square. The other is the fact that while it’s technically a studio, it functions as a one bedroom, with a separate sleeping/office area, albeit one without a door. The apartment, at 105 West 13th St., is listed for $869,000.

That's almost twice the median sales price for studio co-op in Manhattan, $450,000 and more than the median sales price of a one bedroom in Manhattan, $735,000, according to Douglas Elliman's market report for the first quarter of 2018. But hey, you pay for convenience, and when it comes to public transit, shopping, eating, and access to entertainment, it doesn't get much more convenient than Union Square.

The apartment's living room is bright, with large, north-facing windows that offer views of the Empire State and Chrysler buildings. As it’s currently staged, there’s room for a TV, a couch, and a few chairs. A big mirror above the sofa bounces light into the room, making it appear a bit bigger than it actually is. The floor is polished and reflective, which makes it a bit cold, visually, but rugs seem to help here.

Just outside the living room is the terrace, a green oasis from the city, with room for ample seating.

To the left of the living room is the bedroom area, a sunny space with large, west-facing windows, and what looks to be white tone-on-tone patterned wallpaper. There’s room for a large bed and a pair of nightstands, but not much else.

The windowed kitchen has dark, shiny tiles on the floor and matching black countertops that offer a decent amount of prep space. White cabinets (and one fronted by frosted glass) provide some room for storage. There is an attractive tiled backsplash, but it ends far below the cabinets, which is a bit odd.

The bathroom is stark and modern, with a black tub, a black shower curtain, and black tiles on the wall.

The apartment is in a post-war, red brick co-op building. The building has 24-hour doorman service, a live-in super, porters, a laundry room, a bike room, and a roof deck with city views. There’s a 24-hour garage adjacent to the building. Maintenance is $1,419 a month.
