This Boerum Hill studio is a pretty choice for $599,000, but packrats should look elsewhere

With a private balcony, a washer and dryer in the kitchen, and tons of natural light, this Boerum Hill studio at 457 Atlantic Ave., #3D, is a pretty choice. Equally attractive: The condo also has low common charges of $205 a month and a tax abatement in place until June 2024.

It comes with a large storage unit where you can store bikes, off-season clothing, or anything else that simply won’t fit into this 500-square-foot space—which will probably be a lot considering that there’s only a single closet in the apartment. It’s listed for $599,000.

The living area isn’t huge, but has high beamed ceilings and a wall of sunny, south-facing windows that make it feel like there’s more space here than there actually is. Glossy blonde-wood floors and white walls also help to make everything feel brighter.

As it’s currently configured, there’s room for a tiny dining table with two chairs and a seating area with a couch that’s somewhat oddly aimed at the window (there doesn't seem to be a television in this room).

The corner by the window is the only logical spot for the bed, but some might hate being so out in the open. A screen or bookshelf wall at the foot of the bed, as well as on the right-hand side by the beam would probably help to make it feel like more of an actual bedroom.

Just off the living room is a decent-sized balcony that can fit a table larger than the dining table in the apartment. The balcony is strangely crammed in between buildings, meaning the view will probably be compromised, but it’s outdoor space—something that most studio-dwellers only dream about.

The nice-but-cramped kitchen has a stackable washer and dryer, and a stainless steel range, fridge, and dishwasher (another score in a studio). There is very little in the way of cabinets, so that storage unit will definitely come in handy for a tenant who proudly possesses his grandmother’s china, but won’t have anywhere to store it here.

Counterspace is also lacking, but there is a breakfast bar of sorts (although it's mostly taken over by the cooktop), and it is probably a little awkward to do any chopping there. The ukulele/violin collection next to the breakfast bar is adorable, but a new owner would probably want to put up a wire rack to hang pots.

The bathroom is mostly white and rather plain, with a dark-wood vanity that feels out of place. A white vanity to match the rest of the room might work better in here.

The studio is in The Atlantic, an eight-story condo building with a video intercom system. It’s close to a lot of subway options, including the 2, 3, 4, and 5 trains at Nevins St., the A, C, and G at Hoyt-Schermerhorn, and the B, D, N, R, Q, 2, 3, 4, and 5 at Atlantic Ave.

The neighborhood is known to be a bike-friendly area, with bike lanes and Citi Bike stations nearby.
