5 Manhattan pieds-à-terre for part-time New Yorkers for $550,000

If you don't live in Manhattan, but work or play here often enough that you find yourself spending a fortune on hotel rooms or overstaying your welcome at your friends’ places, you might be searching for an alternative. One option is buying a pied-à-terre, which is French for “a foot on the ground," and refers to an apartment that's not your primary residence, but a place to stay when you're in NYC.

Still, not every apartment can be a pied-à-terre. Co-ops buildings often have rules forbidding them, so you're more likely to have luck buying in a condo.

Here are five studios and one bedrooms—all listed for around $550,000—that allow pied-à-terre ownership so you can skip the hotel for the comforts of home.

311 East 38th St., #2A, Murray Hill

This 350-square-foot condo studio (also pictured above) is asking $550,000. It has a separate kitchen, hardwood floors, a marble bathroom, and two large closets. There’s also a balcony large enough to hold a table and chairs. It’s in the Whitney, a full-service, 24-hour doorman building with a marble lobby, health club, landscaped courtyard, live-in super, laundry on every floor, storage, and a parking garage next to the building. Pets are welcome, and investors and pied-à-terre buyers are allowed. Common charges are $387 a month. Taxes are $499 a month.

240 East 46th St., #4C, Midtown East

Listed for $555,000, this condo studio has a windowed kitchen with European-style cabinets and custom built-ins, oversized Italian tiles in the bathroom, a large walk-in closet, a drop-down, full-sized dining table, and a custom HVAC enclosure with shelving. It’s in a building with a 24-hour doorman, resident superintendent, and on-site laundry. The apartment can be used as a pied-à-terre, and the building allows gifting and parents buying for children. Common charges are $552 a month. Taxes are $421 a month. No pets are allowed.

166 East 96th St., #3C, Carnegie Hill

Priced at $550,000, this prewar one bedroom has high, beamed ceilings, oversized casement windows with custom shades, newly refinished mahogany hardwood floors, a windowed kitchen with a separate eating area and all-new appliances, new air conditioners, and four closets. The co-op building offers a part-time doorman, live-in super, new laundry room, storage, a bike room, and a common garden with a grill. Pets are permitted, as are pieds-à-terre, and co-purchasing. Maintenance is $1,278 a month.

This renovated north-facing prewar one bedroom has an open kitchen, office nook, and a walk-in closet in the bedroom. It’s located in a co-op building with a newly renovated common area and a furnished courtyard. Pets and smoking are not allowed, but pieds-à-terre, co-purchasing, guarantors, and parents buying for children are permitted. It’s listed for $550,000. Maintenance is $836 a month.

This $550,000 studio has deep closets, a recently renovated kitchen with granite countertops and stainless steel appliances, a sleeping alcove that can accommodate a queen-sized bed, new energy efficient windows, a dressing area, and a renovated bathroom. It’s in a full-service co-op building with a 24-hour attended lobby, live-in super, porters, laundry in the basement, gym, garden, layroom, bike storage, and a parking garage. The pet-friendly building allows co-purchasing, gifting, guarantors, parents buying for their children, subletting, and pieds-à-terre. Maintenance is $962 a month, and includes gas and electric.
