One way to make a New York City condo stand out is to make sure it has the latest in smart home technology, so developers are adding heating, cooling, sound, lighting, or security systems that can be controlled by apps or smart home assistants.

For example, apartments at 5 Court Square in Long Island City come with a long list of smart features: keyless door locks, shades, lighting switches, thermostats, smoke detectors, and even a washer/dryer—all of which can be programed on Google Assistant. You'll find motorized roller shades and wireless lighting controls to set the mood at One Hudson Yards.

Prices for smart home technology have come down dramatically in recent years, says Martin Eiden of Compass. (If you're looking to add smart home systems to your apartment or house yourself, check out Brick Underground's "How to renovate your NYC apartment to make the most of smart home technology.")

“There is an oversupply of new developments on the market and all basically have the same amenities,” Eiden says. “Adding smart technology is an inexpensive way to differentiate yourself.” (For more info on products, read "6 new smart home monitoring devices to help you save money and aggravation."

Smart door locks are one of the most in-demand products—they're so practical.

“You can press a numerical code to get in, which is great for a cleaning person or a dog-walker,” he says. “You can change the code anytime remotely from your phone. Also, you could unlock it from your phone if your spouse forgot their keys.”
