5 apartments in Hudson Square, where Google and Disney will have new headquarters

If you’ve seen listings for apartments in “Hudson Square,” and aren’t entirely sure where that is, don’t worry. You’re not alone—the fact that New York City has three similarly named neighborhoods of Hudson Square, Hudson Yards, and Hudson Heights often trips people up.

Even if the onetime industrial nabe of Hudson Heights, which is in Lower Manhattan, isn’t currently on your radar, it might be soon, thanks to big tech and media firms like Google and Disney moving into offices there in the near future.

Google’s new digs in Hudson Square will be a 1.7 million-square-foot campus at 315 and 345 Hudson Street, as well as 550 Washington Street. Employees are expected to be able to start using the Hudson Street buildings later this year, while the Washington Street project is slated for completion in 2022. Disney’s 1.2 million-square-foot NYC headquarters will be located at 4 Hudson Square, and won’t be finished for another four years.

Developers are betting that employees who will be working in Hudson Square will want to live somewhere local—and while you don't necessarily need to live right where you work, avoiding a NYC commute is certainly a nice perk.

But these builders face a challenge: The neighborhood is built around the Manhattan entrance to the often traffic-snarled Holland Tunnel. But their challenge could be your benefit as a buyer: developers typically add lots of amenities or other perks to draw buyers to less-than-desirable locations. Hudson Square developers appear to have taken a page from that playbook.

Brand-new, high-end buildings in Hudson Square include 565 Broome Street, a 30-story condo building from Renzo Piano Workshop with a fitness center and spa, a 55-foot heated indoor lap pool, an interior landscaped lounge with 92-foot ceilings, and a private gated driveway and entrance with automated parking; 570 Broome Street, a 25-story condo building designed by Skidmore, Owings, and Merrill that has a private resident lounge with a game room, a landscaped outdoor terrace, and a fitness center with a yoga studio; and 111 Varick Street, which was designed by S9 Architecture, and offers amenities that include a 15-car parking garage and a roof terrace, and is expected to be open for occupancy in fall 2020.

11 Charlton St., #3D

Listed for $1,200,000, this newly renovated one-bedroom, one-bath co-op (also shown at top) has a large foyer, hardwood flooring, new appliances and custom white cabinetry in the kitchen, a modern bathroom off the entryway with an LED recessed vanity, and a custom California walk-in closet. The building also has automated parking available for purchase. Common charges are $672 a month. Taxes are $741 a month.

Following a recent $99,000 price drop, this 475-square-foot, one-bedroom, one-bath co-op is now listed for $750,000. The unit has been stripped down to the bones, and the seller will allow the new owner to choose the finishes. It’s located in a high-rise with bike storage, a laundry room, and a parking garage. Small pets are allowed. Maintenance is $753 a month.

Priced at $995,000, this 570-square-foot studio condo has white oak flooring, 12-foot ceilings, and custom oak cabinetry and quartzite counters. It’s located in a two-tower complex with a private landscaped courtyard. Amenities include a swimming pool and spa with sauna, steam, and treatment rooms; a fitness center; screening room; sky lounge with a terrace; children’s playroom; and pet spa. Common charges are $642 a month. Taxes are $917 a month. Projected occupancy is early 2021.

Listed for $495,000, this 425-square-foot studio has floor-to-ceiling windows, a large bathroom, and an entertainment system. It’s located in the Dominick Hotel. Amenities include a fitness center, 24-hour concierge, spa with treatment rooms, pool, and cabanas, private bar, library, and meeting rooms. Common charges are $2,640 a month. Taxes are $816 a month.
