5 open houses this weekend at Manhattan apartments that have had their prices slashed

If you’re in the market for a Manhattan apartment, you may have less company at open houses these days. There’s been a plunge in the number of sales so far this year, as changes to the federal tax law and the rise in mortgage interest rates have scared buyers. Douglas Elliman’s first quarter Manhattan market report revealed that the number of homes sales in the first quarter of 2018 fell to 2,180, which is 25 percent below the same period a year ago, and the slowest sales quarter in over six years.

Prices have dropped slightly too, with the median home sale price down 2 percent to $1,077,500 in the beginning of this year, compared to the same period in 2017. And there's less competition to score apartments: Bidding wars fell to a five-year low this past quarter.

For a sense of what's out there, here are three co-ops, one condo and one condop from all around Manhattan that are having open houses this weekend, priced from $389,000 to $1.4 million. All of these listings have had price cuts recently, and several have been on the market for an extended period, so if you find something you like, you can try to negotiate the price down even further.

320 East 42nd St., #2412, Murray Hill

This studio co-op (also pictured at top) has a customized Murphy bed/shelving unit, shown in the closed position in the image above. There are new soundproof double-pane windows, a new air conditioner, and a 55-inch Sony flat-screen TV. The kitchen has a Wolf cooktop and KitchenAid appliances, and the windowed bathroom has been gut renovated. The priced dropped about three months ago. The apartment is now listed for $389,000. 

The open house is set for Sunday, April 8th, 3:30 p.m.-4:30 p.m.

333 East 46th St., #20B, Turtle Bay

This one-bedroom, one-bath corner condop is on the 20th floor and has views of the city and the East River. The windowed kitchen and the bathroom have been renovated, and the apartment is in a full-service building that requires no board approval and permits subletting. There is a 24-hour doorman,a live-in super, a common roof, a laundry room, and a garage. Cats are permitted, but not dogs. The price dropped 4 percent three days ago. The unit is listed for $719,000.

The open house is scheduled for Sunday, April 8th, noon-1:30 p.m.

180 East End Ave., #15D, Yorkville

This two-bed, one-and-a-half-bath co-op has a balcony with views of the city and the East River. The foyer has four closets including a walk-in, and the master bedroom has a walk-in closet and en-suite bath. There is central air conditioning and the potential to make the half bath into a full bath with board approval. The apartment is in a full-service building with a renovated glass-walled lobby, an outdoor garden, a rooftop pool, a gym, storage, and a garage. The price dropped 11 percent 10 days ago. It's now listed for $1,200,000.

The open house is to be held Sunday, April 8th, 11:30 a.m.-1:30 p.m.

30 East Ninth St., #5M, Greenwich Village

This two-bedroom, one-bath co-op has a living/dining room that is almost 30-feet long. The renovated kitchen has granite countertops and stainless-steel appliances, and the bathroom has been renovated as well. The master bedroom has a walk-in closet and can fit a king-size bed. The building has a full-time doorman, a live-in super, laundry, a bicycle room, storage units, and a garden, and it's pet friendly. The lobby and hallways are currently being renovated. The price dropped 3 percent about four weeks ago. The place is now listed for $1,389,000.

The open house is Sunday, April 8th, noon-2 p.m.

2 Cornelia St., 601/701., West Village

This is a one-bedroom duplex condo in a prewar building that has been updated with modern features. There are 11-foot ceilings, turn-and-tilt windows, and a windowed kitchen with stainless-steel appliances. A full-size staircase leads up to the master bedroom that has an en-suite, renovated bathroom with a washer/dryer and a walk in closet. The price dropped 7 percent about four weeks ago. It's listed for $1,395,000.
