Apartment and townhouses with sustainable features or Passive House construction are better for your health and the environment and they are catching on in New York City—but they are much pricier than your average place here.

They're also getting renewed attention in the Covid era, because Passive House construction features a steady flow of filtered air, thanks to ventilator systems that take out stale air and pump in fresh air. All of the interior air is typically exchanged every three hours, which can dilute viruses.

These buildings are also more energy efficient, so you’ll save on water and electricity bills and reduce pollutants. Because of the extra insulation and triple-pane windows, they are also a lot quieter. The air-tight seal also means a lot less dust in your apartment, giving you a quieter, and cleaner, place to live (and work). 

So, if you’re in the market for an eco-friendly place to live in NYC, here are five places on the market including a Carroll Gardens townhouse and a Tribeca condo.
