The median sales price for two-bedroom apartments in Gowanus, Brooklyn, is $1,295,000, according to StreetEasy, which gives you an idea of the area's turnaround in the past few years. The once-industrial stretch of Brooklyn may take its name from the area's toxic waterway but thanks to rezoning and a massive clean up, city planners are promising the newly-dredged canal will be "the centerpiece of a green, resilient neighborhood with new, sustainable, mixed-used development" in coming years.  

Developers of boutique condos like 205 12th St., just off Fourth Avenue, are hoping buyers will see the potential of the area. This third-floor unit, #3B, is priced below the median at $1,265,000. The apartment is a two-bedroom, two-bath duplex with outdoor space off both the living room and the master bedroom. There's also access to a private roof terrace.

The four-story 2017 building has six apartments and as you'd expect with a smaller condo building, amenities are limited (there's no elevator, and there's a video doorbell for security), which has the advantage of keeping monthly common charges low, at $263.

The apartment opens directly into the kitchen so you miss out on having a practical foyer or a place to put coats. However, the layout is open and floor to ceiling windows in the living room add light. The kitchen is equipped with plenty of cabinet space, a Bertazonni cooktop and oven, as well as a built-in refrigerator and dishwasher. There are bamboo floors throughout the apartment.

The master bedroom is on the upper level of the apartment and takes up the entire floor with a 23-foot balcony, a large walk-in closet, and an en suite bathroom.

The second bedroom is on the same level as the kitchen and living area. There's some closet space and double windows.

There are two bathrooms, one is en suite to the master bedroom, the other is off the living room. The washer/dryer is in a closet next to the lower floor bathroom.

Local transportation options include the F, D, N, and R trains at the nearby Fourth Avenue/9th Street station. Fourth Avenue is currently seeing increased traffic because the closure of Ninth Street for new storm and sewer repairs is diverting vehicles towards Hamilton Avenue. The work is scheduled to be completed in 2021
