This corner walk-up in the East Village, 72 East 3rd St., #5A., is offered at $1,000,000 and has exposed brick walls, a renovated bath, and a sizable walk-in closet in the bedroom, as well as fairly modest common charges of $527. The place is priced above the current median of $850,000 for similar-sized apartments in the neighborhood, according to RealtyHop. The reason for this is probably because it has some flexibility to convert to a two bedroom. With that in mind, the apartment will work for someone with the stomach for a renovation who doesn't mind that it's a fifth-floor walk-up.

In its current configuration, the apartment has an open kitchen/living area with north-facing windows along one wall. A wall of exposed brick incorporates two decorative fireplaces and a built-in bookshelf, and there's enough space for a dining table. Alternative layouts suggest it might be possible to take advantage of the apartment's corner location and add windows on one side.

There's dark hardwood flooring and the living area stretches the length of the apartment. The room faces north, which isn't the best orientation for natural light but the current owner was able to add a window on the eastern wall, next to the bathroom, suggesting additional windows may be possible.

The galley kitchen has wooden cabinetry and plenty of countertop space. A dishwasher is included in the stainless steel appliances.

Like the living room, the bedroom faces north. It has a decorative fireplace, exposed brick, and is big enough for a queen bed with a pair of nightstands.

For transit, it's a five-minute walk to the F train at 2nd Avenue. Bleecker Street is a little further away and gives you access to the 6 train. The area is bike-friendly and close to several Citi Bike terminals.
