A Bed-Stuy one-bedroom duplex with three outdoor spaces, for $898,000

This condo, 71 Lexington Ave., #5, may seem a tad overpriced at $898,000, considering the median price for a one bedroom in the neighborhood is $622,500, according to StreetEasy. But the apartment is actually on the border with Clinton Hill, where one bedroom condos are priced higher, at about $800,000.

The unit also comes with a loft space that can be used for an office or a guestroom, three balconies. It’s on the top floor, so it gets plenty of light, particularly through the double-height wall of windows in the open living space.

The building was built in 2006, meaning it’s no longer really a new development. According to the listing, the last sale was in 2008, so it looks to have had the same owner since then. The open kitchen with island seating has been updated with a new dishwasher and microwave. There appears to also be enough room for a dining table in the living space near the staircase. There’s a stacked washer and dryer next to the apartment entrance.

The spacious-looking bath has a Jacuzzi tub, and there are three hall closets just outside.

Additional features include an HVAC system controlled by a Nest smart thermostat, a new hot water heater, and a new roof with a 12-year warranty. Monthly common charges are $423; monthly taxes are currently $5—they’re abated until 2033.

For transit, there’s a nearby Citi Bike station, and it’s three blocks up Classon Avenue to the G train. It’s a bit more of a walk to the Franklin Avenue stations for the A, C, and S trains at Fulton Street. Buses include the B48 on Classon, and the B52 on Greene. There are restaurants around the corner, with plenty more along nearby Franklin and Bedford avenues.
