A Greenpoint two bedroom priced well below the median, if you don't mind the stairs

It's asking $899,000, well below the median sales price for a two bedroom in the area.

Looking for a bargain and don't mind some stairs? This two bedroom, 86 Green St., #3, in Greenpoint is on the market for $899,000. It has been on the market for two months and the price was reduced by $51,000 a few weeks ago, so it is now being offered well below the median sales price of $1,249,000 for similar sized apartments in this part of Brooklyn, according to StreetEasy. Be advised, it's a third-floor walk-up, so you would have to get used to taking the stairs.

Monthly common charges are $508 and taxes are $427, making monthly payments just below $1,000. It's four blocks from the G train and the station is one of several slated to get accessibility improvements by early 2021. A few blocks west is the East River Ferry on India Street.

The front door opens into a small corridor. The living/kitchen area is to your right and bedrooms are on the left. The kitchen fits into a corner of the living room and has wooden cabinetry which blends with the hardwood floor. The appliances in the kitchen are stainless steel and include a dishwasher and microwave, with what looks like granite countertops.

The hardwood floors look in good shape and the living room gets plenty of light with four windows along one wall.

The bedrooms are very similar in shape, the master a few feet larger than the second. The master has a closet and an en suite half bath. The second bedroom has a built-in closet. The listing photos show the rooms with the shades drawn—a sign the view isn't much to write home about.

 The full bath, with a tub and shower head, is opposite the front door.

Construction in Greenpoint is booming with an influx of new tall buildings and developments. This particular building was completed in 2003 and is a collection of four brick condo buildings, each with four apartments, so 16 units in total. Amenities include laundry facilities in the basement and a shared roof deck with barbecues and patio furniture.
