A three-bedroom near Prospect Park that's under $3,000? Yes, it exists

It's safe to assume that this $2,995 three-bedroom brownstone apartment would fetch a significantly higher monthly rent if it were across the park in Park Slope. But Prospect-Lefferts Gardens, though located right near Prospect Park, doesn't quite have the same cachet.

The apartment is on the second/top floor of a townhouse and has a washer and dryer in the unit. The kitchen has a dishwasher,  and there's even a den. Pets are not allowed.

Though slow rental season may be largely responsible, it's worth noting that that the apartment's been on the market for over two months. As a result, the price dropped by $200 a few days ago; but it's still about $400 more than the median price in the neighborhood.

So is it worth considering? We asked our experts (and veteran renters), RentHackr founder Zeb Dropkin and freelance writer Lambeth Hochwald, to weigh in with me on this week's Take It or Leave It.​

"There are some really pretty brownstone features in this apartment (love those windows in the living/dining room and French doors in the bedroom). But the apartment is a one-flight walkup and the kitchen, though spacious, could use some updating. I'm not feeling those dark wood cabinets. Plus, all but one of the bedrooms look rather small." —Lucy

"Located near Prospect Park and close to many subways, this apartment comes with laundry, dishwasher, and storage. No pets and only one bathroom for three beds are downers. " —Zeb

"You’ll wake up in prime Prospect Lefferts Gardens if you rent this three-bed in a tidy brownstone that dates to 1905—a definite score. On the flip side, the one and only bathroom looks a bit snug and the no pets allowed provision might make it a no-go." —Lambeth​

Who would this apartment be perfect for?

 "A couple with a baby who are currently living in a one-bedroom and would appreciate the extra space (even if it means a rather small nursery)." —Lucy

"Probably best suited for someone who can afford the whole place and can make use of the smaller bedrooms for guests, or for two roommates. " —Zeb

"A family of three who love Prospect Park (it’s just two blocks away) and want to try out the neighborhood—the set-up is ideal as the bedrooms are on opposite ends—and won’t mind sharing a bathroom." —Lambeth

The verdict(s):

TAKE IT "Make sure you're comfortable in the neighborhood, of course, but this does seem rather spacious for three people (though I suggest sticking to three people total)." —Lucy

LEAVE IT "This flat is an odd fit for three renters." —Zeb
