Harlem housing alert: Snag a rental for as little as $847/month

If you've been hunting for affordable rentals in Harlem, a major opportunity has just presented itself: Applications are now open for 47 new, rent-regulated apartments at 2139 Adam Clayton Powell Jr. Boulevard (at 127th Street), with options as cheap as $847/month for a one-bedroom.

The building will be known as Harlem Dowling, as YIMBY has reported, so named after the Harlem Dowling West Side Center for Children and Services, one of two community organizations that will be located in the building alongside the affordable units. (Reportedly, the building has gone up on the site of a formerly empty lot.) Per the listing on NYC Housing Connect, it will have a 24-hour on-site super, bike parking, a residents lounge, a landscaped terrace and, for extra fees, a laundry and community room. There are 12 one-bedrooms renting for $847/month and 35 two-bedrooms renting for $1,025/month for residents with household incomes ranging from $30,412 to $51,780, depending on household and apartment size.

As usual with affordable housing projects, preference for half of the apartments will be given to area residents, in this case, Harlem's Community Board 10. If you're interested and think you may qualify, you can apply online via NYC Housing Connect, or request a paper application by sending a self-addressed envelope to Lemle & Wolff Inc. 5925 Broadway, Bronx, NY 10463. And move quickly: applications are due May 10th.
