Take It Or Leave It

A $2,195 Park Slope studio that's got convenience outside and quaintness inside

Sign we may have looked at too many teeny tiny apartments in our time: We really appreciate the fact that this Park Slope apartment is listed as a studio rather than a one-bedroom, despite the fact that there's a door separating the bed and living room space. (Can you tell how often we've encountered brokers who'd try to get away with calling a space like this a one-bedroom?)

That said,  the apartment and that aforementioned bedroom are certainly on the small side. And while the listing describes it as a "townhouse," we're pretty sure this is more of a small walkup located above a stretch of stores and across the street from the subway. Good for convenience, not so much for quaintness.

So is it worth snatching up? We asked our experts (and veteran renters), RentHackr founder Zeb Dropkin and freelance writer Lambeth Hochwald, to weigh in with me on this week's Take It or Leave It.

Size: Studio
Location:  472 Bergen Street (between Fifth and Sixth)
Cost: $2,195
Flexible layout: No
Days on the market: 2
Subway: 2,3 at Bergen Street

"There's something really quaint about this apartment, and I love the built-in wardrobe in the bedroom and the built-in bookshelves in the living room. That said, if I were to live in Park Slope I think I'd prefer a cute brownstone on a quieter street. " —Lucy

"An interesting studio with a mini bedroom through French doors, this flat is in a great location as long as the noise isn’t too intrusive from the busy streets outside." —Zeb

"This tidy space is saved by the word alcove—at least there's a separate sleeping space that isn't on top of the very tight living-dining-cooking space, though doesn't it look like the bed is hanging off the end of the French-doored partition?" —Lambeth

Who would this apartment be perfect for?

"A single person who loves going out to eat or drink in Park Slope. This would be a more-than-adequate starter apartment." —Lucy

"The average New York workaholic who's home to sleep and out doing things on the weekends would get a lot of the positives from this location, and a minimum of the negatives. Pets allowed is a nice bonus. " —Zeb

"Either a very organized Marie Kondo devotee (or Container Store groupie) who loves the idea of living clutter-free, or a Gorilla Coffee fanatic—the second location of this Park Slope fave recently opened downstairs." —Lambeth

The verdict(s):

TAKE IT "You could do much worse in a studio apartment and the price is on par with the neighborhood. Just make sure the location is what you're looking for." —Lucy

TAKE IT "It’s a studio with some extra perks for an average price. Just be sure to check the noise levels and street light coming in at night. " —Zeb

LEAVE IT "At $2,195 per month, this is also a bit of a high price to pay for a room plus sleeping space." —Lambeth
