Super-luxury condos may be the ones grabbing headlines these days, but co-ops are the mainstays of the NYC real estate market, making up 60 percent of the sales market, per the Real Deal. And while there are plenty of gorgeous old-school co-ops available for admiration (we'll be sure to bring you examples of them in upcoming weeks), some co-ops are just as stunningly modern and architecturally interesting as new developments hitting the market.

Take this three-bedroom, two-bath duplex at 377 West 11th Street in the West Village. Measuring about 3200 square feet, it has a light and airy feel, and a layout that takes advantage of the 20-foot-high ceilings.

An office mezzanine with a frosted-glass floor overlooks the open living and dining rooms.

Beams add interest to the living room ceilings, which are complemented by tall windows that are proportioned to the room's height.

The living room is anchored by a massive wood-burning hearth; a small nook on the side serves as storage for firewood (and adds architectural interest to the room).

The co-op, repped by Town Residential, is priced at 5.475 million. Pets are allowed in the building, as are co-purchases and sublets.
