Escape from New York

Now may be a good time to buy a Hamptons (and North Fork) vacation house—for under a million

Rewind a few months and remember how envious you were of those lucky enough to have a vacation house to escape the heat of the city? One Brick contributor seriously courted the idea of buying a place in the North Fork; another spent months last year checking out places in the Catskills. But the competition was stiff, the sellers not budging with their askings. When you're aiming to buy a getaway during prime vacation season, you're bound to hit roadblocks. So it makes perfect sense, then, to start your search now, when thoughts turn away from beachy fun and toward buckling down for autumnal seriousness and, for sellers, finally selling their properties.

We scoured StreetEasy for houses asking a million and under in the East End that have been discounted in the last week. The pickings are plentiful—as of this writing, there were nearly four dozen—and offer the promise of a rental-free summer next year.

5 Broidy Lane, Southampton. Asking price: $675,000. This three-bedroom, two-and-a-half-bath north of the highway just saw a $50,000 price drop. It has a circular driveway and a covered porch to extend outdoor living well into the fall.

1525 Wunneweta Road, Cutchogue. Asking price: $709,000. This four-bedroom, two-bath house has skylights that stream light into the main entertaining space, a fireplace, and a large eat-in kitchen. It just got a $30,000 price cut.

6 Rowman Court, East Hampton. Asking price: $895,000. A $55,000 price reduction places this four-bedroom, three-and-a-half-bath near the Maidstone Marina closer within reach, and all it offers, including two fireplaces, a deck, and a swimming pool.

54 Gull Road, Montauk. Asking price: $999,000. A few days ago, this 1800-square-foot, three-bedroom, two-bath ("completely rebuilt," per the listing) received a $96,000 discount, placing it just under the million-dollar mark. It's a half-block from the water, and is part of a community that has a private beach.
