An UES studio for less than $400k that you may want to consider as an investment

The co-op board for this $399,000 studio on York Avenue between 75th and 76th streets is rather lenient, allowing for co-purchasing, gifting, parents buying for children, and pied-a-terres. Plus, there's an unlimited sublet policy, which makes this a good investment option (and not as big of a deal if you find yourself growing out of it quickly). And even if you want to live there for a while, you're getting a pretty decent deal.The studio is  about $20,000 less than the area median.

The corner unit has a wall of closets and hardwood floors. The kitchen, though small and in need of some cosmetic updates, is open. (We like how the current owner/stager separated the living area from the kitchen with a sideboard. We suggest you do that, too.)

The doorman building has a recently renovated lobby, live-in super , laundry facilities and a roofdeck (see photo below). Note: Cats are allowed, but dogs are not.
