To live near the water and still be in the city? For many, that's like having your cake and eating it, too. (A saying that, to be honest, we have never understood since why have cake and not eat it? But we digress.) These properties are all hosting open houses this weekend, so check them out if you're hoping to extend that beachy feeling long past Labor Day.

3030 West 32nd Street, Apartment 5, Coney Island. Situated directly on the boardwalk, this three-bedroom, two-bath condo has central air and a washer and dryer. Asking price: $795,000. Open house: Sunday, July 19, 2 pm to 4 pm.

151 Beach 96th Street, Apartment 11AB, Rockaway Beach. An oceanfront condo is a lure for friends in the summer, especially when it's also equipped with a home theatre system and a wet bar. Asking price: $1.599 million. Open house: Sunday, July 19, by appointment only.

122 Oxford Street, Manhattan Beach. This gated four-bedroom, five-bath home was built just three years ago, and has a master suite with water views and a walk-in closet. Asking price: $1.7 million. Open house: Saturday, July 18, 12 noon to 3 pm and Sunday, July 19, 12 noon to 3 pm.
