The brownstone's flashier cousin: 5 newly built Brooklyn townhouses for sale

Plenty of New Yorkers would like to live in a brownstone, but dealing with the hassles—lack of outlets, inefficient layouts and all those stairs—that come with a 100-year-old house? Not so much. Assuming, and this is a very large assumption, that budget is no option, then, a new construction townhouse is an ideal solution. As luck would have it, New York's been having a small building boom of late, and we've rounded up options on the market for those of you who want an entire house to yourself, and the distinction of being its very first owner.

As part of the Sackett Union cluster of new homes in Carroll Gardens, this five-bedroom, 5.5-bath at 298 Sackett Street is actually a two-family home, meaning you could either rent out part of it or make some minor renovations and have the entire place to yourself. (That is, if you're willing to shoulder the cost of a renovation on top of the $3.68 million price tag.) Bells and whistles include a parking space and your own roof deck, patio, and backyard.

Over in Prospect Lefferts Gardens, there's a collection of new townhouses called Heights Park. This $1.875 million spot at 280 Hawthorne Street is configured as both a residence and a source of income—it's set up to have a triplex apartment for the owner (including a landscaped private backyard and private curbside parking) as well as a one-bedroom and three-bedroom apartment in the rest of the building. 

The four-bedroom, four-bathroom, $4.98 million new townhouse at 242 Pacific Street in Cobble Hill made headlines last month thanks to its association with Beastie Boy Mike D, who helped design the place. The 4,150-square-foot property includes a double-height living room, a private garage that opens right into the first floor, a custom chef's kitchen, a terrace that's already got an outdoor grill as well as a second terrace off the master bedroom.

For those of you who like to plan your mega-purchases ahead of time, there's Wythe Lane, a forthcoming development of six single-family townhouses in Williamsburg, all of which will include private parking, a garden and roof terrace, and a private entrance via the as-yet-to-be-created "Wythe Lane." Curbed NY notes that the houses will have four bedrooms, and prices are expected to be in the neighborhood of $4 million apiece.
