This generously-sized one-bedroom co-op at 60 Cooper Street in a desirable west-of-Broadway location in Inwood is being offered by the sponsor, so it doesn't require board approval. The newly renovated apartment, #6B, is on the top floor of a 1930s building with on-site laundry and a live-in super and shares only one wall, in the living room, with neighbors. With no doorman for the building, the maintenance is only $658 per month, which translates into less than a dollar per square foot.

The building is a notable Art Deco one, and though it's not necessarily obvious from these photos, the sponsor appears to have gone to great effort to retain the original charm and detailing of the apartments. The pictures and description for another unit currently for sale for $309,000 (no apartment number listed but with the same floor plan), better depicts the renovation results. 

The asking price seems in line with past sales in the building. Originally listed at $319,000 in November, the price was reduced by 3% yesterday, to $309,000, just above the $307,749 that Apt. 3B sold for in November  2009 and the $300,000 Apt. 4B traded for in November 2005.   As seems fitting for a building that is so close to family-friendly Inwood Hill Park, your dog is welcome here.
