BrickPicks: Prewar 2 bed/2 bath cheaper than 84% of UES competitors

This week's BrickPick is a smallish but graceful pre-war two-bedroom, two-bathroom co-op located at 425 East 86th Street, #2D. Priced at $750,000 in October and reduced to $695,000, it's less expensive than 84% of all two bedrooms listed for sale on the Upper East Side, and 4% less than the $725,000 someone paid in September for 7D, five floors up, which needed extensive renovations.

The apartment has hardwood floors, beamed ceilings, a large, windowed kitchen (a bit dated, though with some new appliances), and the building has an elevator operator as well as bragging rights to the highly-regarded P.S. 290 elementary school. On the less than thrilling side, 2D is on the second floor, and the building's location between First and York Avenues isn't exactly convenient to the Lexington Avenue subway.
