ok, i have a superintendent, while a really nice guy, is terrible at his job. He has no repair skills, does a moderate job of keeping the place clean, and often isn't awake during normal business hours. I don't want him to lose his job, (because he's such a nice guy) but he's a terrible super and the building needs someone more up to the task. How do I handle this?
