Just in time for prime great-outdoors-appreciation weather comes this four-bedroom, four-and-a-half-bath duplex co-op with treetop views of Central Park. For the vista alone, framed by six windows total (three in the living room, and another three in the master bedroom), its $4.995 million price tag seems comparatively reasonable. Add to that an enormous amount of square footage to work with—the apartment, located at 325 Central Park West, spans two floors, with rooms anywhere from a little over 16 feet to 23 feet, four inches wide—and we've got ourselves a real estate crush.

Rooms are voluminous, with graceful proportions heightened, literally, by tall ceilings. Two fireplaces and wood moldings hint at the apartment's prewar history.

Though it's apparent the space has been upgraded, it's not clear how recently, and the listing (on Corcoran's website; they're handling the sale) mentions the need for some TLC. There's no photo of the kitchen, but a peek from the photo below of the dining room hints at a perfectly serviceable one, though a new owner who wants all the current bells and whistles may want a refresh. Also, the building has no doorman, but it's pet-friendly, and the apartment comes with storage.

But we keep coming back to the view: There's no better time to market a park-facing space than now.
