The Open House Scorecard: A couple of renovated sponsor units and a pair of fixer-uppers

Any New Yorker who can’t bear the thought of proving their worth (and that of their family and pets) to a co-op board should pay attention to this edition of the Open House Scorecard (the top 10 open houses StreetEasy users saved to their open-house planners more often than any others this past weekend). Besides two sponsor units that don’t require board approval, the roundup also includes two apartments in need of a little TLC. 

Let's start with those sponsor units.

Many StreetEasy users apparently set their sights this weekend on this beautifully renovated Upper West Side $749k new-to-market two-bedroom, two-bathroom co-op sponsor unit (translation: no board approval required). Located on West 96th, across from Riverside Park (between Riverside Drive and West End Avenue), the third-floor walk-up features a kitchen with top-notch stainless steel appliances -- including a Fisher Paykel double-drawer dishwasher -- granite countertops and a Carrera marble backsplash. The bathrooms are also marble and windowed, and there are brand new walnut-stained hardwood floors throughout. 

No board approval is necessary to buy this snug East Village $450k one-bedroom, one-bath corner co-op on 13th Street between Second and Third Avenues, either. The sponsor unit faces south and is equipped with a renovated, windowed bathroom and a windowed kitchen that’s been updated with stainless appliances and an open breakfast bar. If you’re financing the purchase, it must be done through the sponsor, but co-purchasing, pied-a-terres, unlimited subletting and pets are permitted. Bonus: There’s no board approval for subletting either.

Care to roll up your shirtsleeves and apply some DIY elbow?

Over in Prospect Heights, a $749k two-bedroom, two-bathroom condo is in need of some cosmetic TLC, despite the fact that it’s been renovated to include new electrical, plumbing, a W/D and high-end finishes. The price-dropper (the price was reduced by $150k) is located on the garden floor of a brownstone on Prospect Place between Carlton and Vanderbilt Avenues. It offers approximately 600-square-feet of finished cellar space, as well as a private landscaped garden.

If you’re in the mood to make some renovations, you might also consider a $1.1m two-bedroom, two-bathroom co-op on West End Avenue and 91st on the UWS. You’ll need board approval to install a W/D in this apartment, whose condition is described as “poor with amazing potential" (no interior photos are shown). The layout is flexible and makes it possible to convert the unit into a three-bedroom. Prewar details include a decorative fireplace, beamed ceilings and hardwood floors. Building amenities include a roof garden, playroom, and an assigned storage locker.
